Assistant Manager – Accounts Receivable (AR)
Job Summary
We are seeking a detail-oriented and experienced Assistant Manager – Accounts Receivable to manage receivables across both off-plan and resale property transactions. The role is responsible for overseeing customer invoicing, payment tracking, account reconciliation, and collection follow-ups. A key focus will be on ensuring compliance with UAE escrow regulations, maintaining accurate financial records, and supporting revenue reporting. This position requires close coordination with banks, escrow agents, sales, and legal teams to ensure timely and accurate processing of receivables in line with contractual and regulatory requirements.
Key Responsibilities
Receivables Management
- Monitor, track, and record customer payments for off-plan property sales in line with contractual payment schedules.
- Review and validate invoices issued by the sales admin team, ensuring accuracy against sales agreements and approved payment plans.
- Proactively follow up on outstanding balances and support the collections process to minimize overdue receivables.
- Reconcile customer accounts, investigate discrepancies, and ensure timely resolution.
- Ensure timely issuance of official receipts and maintain up-to-date customer ledgers.
Escrow Account Coordination
- Liaise with banks and escrow managers to track incoming payments, confirm allocation, and manage required submissions.
- Prepare documentation for escrow withdrawals, including receipts, payment confirmations, and progress reports, ensuring compliance with UAE regulations.
- Maintain transparent, audit-ready records of all escrow-related transactions in alignment with off-plan project guidelines.
Reporting and Compliance
- Maintain AR aging schedules and generate regular reports on receivables status, collection forecasts, and customer account performance.
- Ensure compliance with UAE VAT regulations and support documentation for tax filings.
- Assist in the preparation of financial statements and project-specific revenue reports.
- Support month-end closing processes and both internal and external audits related to revenue and receivables.
Coordination and Support
- Work closely with sales and legal teams to validate payment terms, milestone triggers, and contract compliance.
- Respond to client queries related to invoices, receipts, and payment schedules, ensuring high levels of service and accuracy.
Requirements
- Bachelor’s degree in accounting, Finance, or a related field.
- 5–7 years of accounts receivable experience within a real estate development company.
- Familiarity with escrow compliance, off-plan payment cycles, and resale handling.
- ERP and CRM system proficiency
- Advanced Excel skills.
- Strong coordination and communication abilities.
- CA, ACCA, CMA, or similar certification is a plus.
